Understand Your Goals
Whether you buy your property for investment or you rent your home to move in a bigger place, your goals and needs as a landlord will be different. We will discuss those goals with you to understand what is the best marketing strategy to achieve them. Our assessment will include advice on price, furnishing and home improvements.
During our first session, we will also run through the potential tenants’ questions and understand what makes the property unique to you in order for us to be able to share that personal touch to the tenants.
Viewings
When receiving enquiries from interested parties we do a first screening of the tenants based on your requirements. We handle all the viewings 7 days a week 8am to 8pm. We ensure we get feedback from all viewings to determine how to make your property more attractive to tenants. We will then provide regular feedback to you – based on your preference.
Negotiation
As soon as we receive an offer we will notify you. Any special conditions of the offer, for example diplomatic clause or move in date will be discussed.
We will advise you before you make a decision based on the response received to date, the interest from other parties, and from what is being achieved in comparable properties. That way you will have all the elements at hand to make the right decision.
Accepting An Offer
Once the offer has been accepted, we will request for relevant IDs from both parties, copy of property title deed and will review the Letter of Intent submitted by the tenant, ensuring this is as per your requirements.
Signing Tenancy Contracts
Once the tenancy contract has been signed by both landlord and tenant, each will receive a copy. We will also retain a copy for filing purposes and rental cheques will be handed to you.
Moving In
A number of our landlords wish to check their tenants in the property, handing them over the keys and walking them through where everything is. This often helps to start the tenancy on a positive note. This is something we support and will accompany you in this process.
Having Your Property Managed
A number of our tenant’s, especially our corporate ones prefer the landlord have their property managed by us, this gives them a piece of mind in the event of a maintenance emergency which requires immediate responses. This is something that we offer and that is suitable for landlords who wish to avoid the hassle of tenants’ queries.
