For those who likes Queenstown area, you would know there are currently two new launches: Margaret Ville and Stirling Residences. The question is: which one would you pick?
There are some factors that needs to be considered:
LOCATION: Distance to MRT
-Stirling Residences is 350m to Queenstown MRT
-Margaret Ville is 650m to both Queenstown MRT and Commonwealth MRT.
Amenities :
-Stirling Residences has a childcare centre within the development (very convenient for those with children!) & within walking distance to Mei Ling Market & Anchorpoint & IKEA ( 10 min )
-Margaret Ville is next to Queensway Secondary School and nearby Dawson Place w NTUC.
DEVELOPER
-Stirling Residences is jointly developed by China’s Nanshan Group and Hong Kong’s Logan Property.
Stirling Residences is Nanshan’s second and Logan’s first residential property development in Singapore. Nanshan Group previously won Best High-End Condo Development at the South East Asia Property Awards (Singapore) 2016 for its first Singapore Residential Project – Thomson Impressions.
-Margaret Ville is developed by reputable MCL Land.
For those who prefer developers with more track records in Singapore, Margaret Ville may be more preferable.

– Stirling Residences has huge land area of 227,221 sqft with 1259 units (3 towers – 2 blocks of 40 storey and 1 block of 38 storey) developed on an elevated land plot that offers its residents a view of Mt Faber, Sentosa seaview and city centre.
Stirling Residences has 3 forest theme landscaping and boasts 80 facilities (including tennis court, pools, gym, aqua gym, etc) including a childcare centre that are perfect for working couples with young children.
-Margaret Ville has site area of 51,722 sq ft with 309 units (1 tower of 40 storey). Only having 1 tower, its residents can enjoy more exclusivity and greater privacy.
It has superb facilities such as alfresco dining pavilion, infinity edge pool, lawn, cabana, hydrotherapy pool, outdoor lounge, children’s jet pool, gym, executive club lounge and terrace lounge.
Although both has huge difference in land size, density per unit is about the same.
So it’s a matter of preference for smaller or bigger development .

– Stirling Residences: only the 1BR and 1+S has an open concept kitchen. 2BR and above have enclosed kitchen.
-Margaret Ville: only 3BR onwards have enclosed kitchen.
Bathroom:
-Stirling Residences: For 1BR, the bathroom has two doors: one at the bedroom and another one at dining area. Hence, its convenient for guests to use without entering master bedroom.
-Margaret Ville: For 1BR, the only bathroom is inside master bedroom.

OVERALL THEME/AMBIENCE
-Margaret Ville: Margaret Ville offers its residents exclusivity and luxurious lifestyle. There is a grand marble lobby with concierge service.
The units are carefully positioned to allow unobstructed views of the vicinity.
Overall, for those who prefers quieter and more exclusive development (as there is less no. of units as compared to Stirling), they may prefer Margaret Ville.
-Stirling Residences: The theme of “3” – located at District 3, 3 towers and 3 forest themes landscaping, and The Power of 3: Position, Privilege and Passion. Position refers to its extremely convenient location, Privilege refers to its ability to offer its residents spectacular view of the sea, city and greenery, Passion refers to its staggering 80 facilities complete with 3 forest-themes landscaping.
Overall, Stirling Residences is preferable over Margaret Ville especially for those with children because it has a lot more facilities, bigger land size for children to play at, and childcare centre for those working couples with young children. Stirling Residences is also nearer to the MRT and better common bedroom sizes as compared to Margaret Ville. It is also generally cheaper in terms of PSF!
