Selecting & Viewing
Online search tools have made the search of property easier than ever, however some properties are listed multiple times, are no longer available or are just not as per the descriptions. By appointing us as your agent, you will save time in your property search and you won’t miss out on what you are looking for.
Once your agent has a good idea of your needs, we will arrange the schedule to view a good range of properties so that you can get a grip on what you will get for your money in your chosen area. Give detailed feedback to your agent; it will help to guide us in assisting you. Don’t hesitate to ask permission of the owner if you want to take any photos for future reference.
Making An Offer
When you find a suitable property, your agent will advise you on the price you can achieve and the ask that would be best suited for that property. An offer will be drafted in the form of a Letter of Intent which contains a lot more details than the rental fee:
- Tenure of lease
- Any inclusions (furnished/unfurnished)
- Diplomatic Clause

The letter of intent will be accompanied by a holding deposit (1 month rent) and which will constitute one month advance rental.
Offer Accepted
Once an offer is accepted you must provide us with a copy of your Passport, Visa, and a security deposit payable to the landlord (2 months rent for a 2 years lease / 1 month rent for 1 year lease) to secure the property, which will enable us to the have a tenancy agreement drafted.
Move In Day
The keys are handed over once a tenancy contract is signed and the rent and security deposit is paid to the landlord. You will need to connect SP Services (Singapore Electricity and Water Supplier), this can be done online or on the phone. Ensure you have contacted the building/development management informing them of you moving in as they may require certain information from you before allowing you to move-in.
Reminders
- Make sure you do try everything in the property in the first 30 days of your tenancy, any defects found during that time-frame will be covered by the landlord.
- You will be required to pay the Stamp Duty on your tenancy within 14 days from the signature of your Tenancy Agreement
- Don’t forget to sign up for your air-con maintenance every quarter
